Off-Plan vs Ready Property in Dubai: Which Fits You

Off-Plan vs Ready Property in Dubai: Which Fits You

Short answer: Ready property suits buyers who need a home or rental income now and can fund a larger deposit plus all fees on day one. Off-plan suits buyers who can wait two to four years, want to spread the price over a payment plan, and accept delivery risk. The right choice depends on your cash position, your timeline and whether you need income or a place to live.

Choosing between off-plan vs ready property in Dubai is less about which is "better" and more about which cash-flow shape you can carry. One asks for most of the money up front and pays you back from month one. The other spreads payments over years but gives you nothing to live in or rent until handover. Our shorter article on ready or off-plan covers the basics. This guide goes deeper.

The two timelines side by side

A ready purchase is short and dense: offer, deposit, mortgage approval, developer NOC, transfer, keys. Usually four to eight weeks. An off-plan purchase is long and thin: booking, Oqood registration, instalments tied to dates or milestones, handover payment, title deed. Plans typically run 24 to 48 months, sometimes with post-handover instalments.

Upfront cash: what each route asks for on day one

Ready concentrates every cost into one transfer day. Off-plan spreads the price but front-loads the fees.

Ready property

A cash buyer needs roughly the price plus 6% to 7%; a mortgage buyer the down payment plus 7% to 8%.

Off-plan property

A 10% booking plan asks for about 14% on day one; a 20% plan about 24%. From there the Dubai off-plan payment plan sets the rhythm.

Cash-flow tables: an example on a AED 1.5 million unit

The figures below are examples only, chosen for arithmetic, not as forecasts.

Example: off-plan, 60/40 over 36 months

PeriodPaymentCumulativeIncome
Booking (month 0)10% + 4% DLD = AED 210,000AED 210,000None
Months 6 to 305 instalments of AED 150,000AED 960,000None
Handover (month 36)40% = AED 600,000AED 1,560,000From month 38

Three years of zero income, but no debt and no interest. The handover 40% can often be mortgaged.

Example: ready, mortgage at 20% down

Transfer (month 0)20% + ~7% costs = AED 405,000AED 405,000Rent from month 2

Fees and when they fall due

DLD fee timing

On a ready purchase the 4% DLD fee is paid at the trustee office on transfer day. On off-plan it is paid at booking, long before you own anything you can use. When a developer absorbs it, treat that as a 4% discount and weigh it against the price per square foot.

Oqood vs title deed

Oqood is the interim DLD registration for off-plan units. It records your contract and protects your position until completion. A title deed is issued only after completion and final payment. You cannot mortgage an Oqood the way you mortgage a title deed.

Mortgage availability and LTV

Ready property mortgages are the standard product. LTV for residents is commonly up to 80% on a first home under AED 5 million, lower above that and for non-residents. Off-plan finance is narrower: LTV is typically capped near 50% and limited to approved developers. Most off-plan buyers pay the plan from cash and mortgage the handover instalment. See Dubai mortgages for residents and non-residents.

Service charges

Ready owners pay service charges from day one, billed per square foot. Off-plan buyers pay nothing until handover, when the first year often falls due in one lump with the final instalment. Ask for the estimated rate before booking; AED 5 per square foot on 1,000 square feet is AED 5,000 a year.

Price per square foot: the logic

Off-plan launches are usually priced below comparable ready stock in the same area. That gap is your pay for waiting and carrying delivery risk. Find the ready price per square foot for a similar unit nearby and subtract the launch price. A small gap means years of waiting for little reward. Use ready listings and the off-plan finder side by side.

Delivery risk and how to size it

Delivery risk has two parts: will it complete, and when. Escrow rules hold buyer payments in a project account released against construction progress, which reduces the first risk. Delays remain common; a twelve-month slip is a year of planned rent that never arrives. Check the developer's completed projects and average slip; our guide on how to judge a Dubai developer gives a scoring method.

Resale before handover

Most off-plan contracts allow assignment once a minimum share is paid, often 30% to 40%, against a developer NOC fee. Two cautions: a crowded building can have many sellers at once, and your buyer must take on the remaining instalments. Ready has no such restriction.

Which buyer profile are you?

End user moving now

Ready wins. Shortlist communities such as JVC or Dubai Hills Estate and get pre-approval first.

Investor who needs cash flow

Ready, in a building with established tenancy and known service charges. See rental yield vs capital growth.

Investor with patience

Off-plan, with a plan matched to your income and a developer you have checked. Read what fewer launches in 2026 mean for buyers.

Golden Visa seeker

The property route has a minimum value threshold, and off-plan can qualify under conditions tied to approved developers and amounts paid. Ready is simpler because the title deed exists on day one. See UAE residency through property.

Decision checklist

  1. Do I need to move in or earn rent within six months? Yes points to ready.
  2. Can I pay 14% to 24% today and every instalment on schedule without a loan?
  3. Will I need finance at handover, and does a bank lend on this developer?
  4. What is the price per square foot gap versus ready stock nearby?
  5. What is the estimated service charge, and when is the first bill due?
  6. What share must be paid before I can assign, and what is the NOC fee?
  7. What is the developer's average slip on its last three projects?
  8. If handover slips a year, can I carry my rent plus the instalments?

Two reader scenarios (examples)

Example 1: Omar rents in Business Bay for AED 120,000 a year and has AED 450,000 saved. Three years of off-plan instalments would cost him AED 360,000 in rent he never recovers. A ready two-bedroom in Business Bay with 20% down stops the rent clock. Ready fits.

Example 2: Priya, an overseas investor with AED 900,000 in cash and no need for income until 2030. Non-resident LTV above 50% is hard to get. A 60/40 plan in Dubai South lets her pay 60% from cash over three years and settle the 40% at handover. Off-plan fits, after a developer check.

Frequently asked questions

Is off-plan cheaper than ready property in Dubai?

Launch prices per square foot are usually below comparable ready stock, but the discount pays you for waiting and for delivery risk. Compare the gap unit by unit. Count a waived DLD fee as part of that gap.

Can I get a mortgage on an off-plan property in Dubai?

Some banks lend on under-construction property from approved developers at lower loan-to-value than ready homes. Most buyers fund the plan from cash and mortgage the handover instalment.

When do I pay the DLD fee on off-plan?

The 4% DLD fee is normally due at booking, not at handover. Some developers absorb or split it. On ready property it is paid on transfer day.

Can I sell an off-plan property before handover?

Usually yes, once a minimum share is paid, commonly 30% to 40%, and after a developer NOC for a fee. The buyer takes over your remaining instalments, so the pool is narrower.

Which is better for a Golden Visa, off-plan or ready?

Ready is simpler because the title deed exists at transfer. Off-plan can qualify under conditions tied to approved developers and the amount paid. Confirm current rules before relying on either.
