Rental Yield or Capital Growth: What Kind of Investor Are You?
Every property investment earns in two ways: the rent it pays while you own it, and the change in its value when you sell. Most buyers want both, but in practice a property is usually stronger at one than the other. Knowing which one you are after makes the choice much easier.
Rental yield: income now
Gross yield is the annual rent divided by the price. A home bought for AED 800,000 that rents for AED 60,000 a year has a gross yield of 7.5%. Dubai's gross yields commonly range from about 6% to 9%, with studios and one-bedroom apartments usually at the top of that range.
The figure that matters is the net yield, after costs. Using the same example:
- Service charges of AED 15 per sq ft on a 700 sq ft apartment: about AED 10,500 a year.
- One month empty between tenants: AED 5,000.
- Maintenance and management: say AED 4,000.
Net rent is about AED 40,500, a net yield of around 5%. Still attractive, but very different from the headline. Always ask for the building's actual service charge.
Capital growth: value over time
Capital growth comes from scarcity and improvement: limited land, a community that matures, a new metro line, better schools nearby. Villas and townhouses in established communities, prime waterfront and well-designed homes in areas still being completed have historically offered the most growth, but usually at lower yields.
Growth is never guaranteed. Dubai has seen strong rises and also corrections, including a softening of roughly 5% to 15% in 2026. Growth rewards patience: the longer you can hold, the less any single year matters.
Which investor are you?
- You want income to cover costs or supplement your salary: focus on yield, with smaller units in strong rental areas, ready or close to handover.
- You are building long-term wealth and do not need the rent: focus on growth, with quality locations and family homes, held for five to ten years.
- You want a balance: a well-located one or two-bedroom apartment in an established community often gives both a reasonable yield and steady value.
Do not forget the exit
Whichever you choose, think about who will buy the property from you one day. Homes that appeal to many buyers, with sensible layouts, good light and a reasonable service charge, are easier to sell in any market. A unit that only works as a rental investment narrows your future buyers to other investors.
A word on short-term rentals
Holiday lets can earn more than annual leases, but they need a holiday-home permit, furnishing and active management, and income varies with the season. Include those costs before comparing.
