Dubai Golden Visa Through Property: Steps & Rules

Dubai Golden Visa Through Property: Steps & Rules

Short answer: You can apply for a 10-year UAE Golden Visa as a property investor if you own property in Dubai worth at least AED 2 million, proven by a title deed or Oqood and a valuation letter from the Dubai Land Department. Off-plan and mortgaged property can qualify under set conditions. The visa is renewable as long as you still meet the conditions, and you can sponsor your spouse and children.

The Dubai Golden Visa property route is the most common reason overseas buyers ask us about specific price points. The logic is simple: buy property above a set value, prove it, apply. The details are where people get stuck.

One thing first. Nasama Properties is a licensed brokerage (RERA ORN 36394), not a visa service. Residency rules in the UAE change, sometimes with little notice. Every threshold, duration and rule below is marked because you must confirm it with the Dubai Land Department (DLD), the General Directorate of Residency and Foreigners Affairs (GDRFA) or the Federal Authority for Identity, Citizenship, Customs and Port Security (ICP) before you rely on it.

Golden Visa requirements for Dubai property investors

The minimum property value

The headline requirement is property worth at least AED 2 million. Two points matter:

Off-plan property

Off-plan purchases have been accepted in recent years. Applications have relied on an Oqood (the pre-registration certificate for off-plan units) plus proof of the amount paid. Earlier rules required a completed property and a minimum paid share; check the current position with DLD before you book. If the developer is approved and the paid amount meets the requirement, the route is open. If not, you may need to wait for handover.

Mortgaged property

Property bought with a mortgage can count. Historically, a minimum paid-in sum was required. A no-objection letter from the bank is usually part of the file. Work the numbers before you sign: a 50 percent mortgage on a AED 2.5 million unit may or may not pass the paid-in test depending on the rule in force.

Single or joint ownership

Spouses who own a property jointly have been allowed to apply when the combined value meets the threshold, usually with an attested marriage certificate. Joint ownership with a business partner or sibling is treated differently; each share may need to meet the threshold on its own. Ask before you structure the purchase.

Validity and renewal

The investor Golden Visa is issued for 10 years and is renewable on the same basis, so you still need to hold qualifying property at renewal. Holders are not required to stay in the UAE for a minimum period each year to keep it valid.

Documents you will usually need

Files generally include:

Attestation of foreign documents can take longer than the visa itself.

Step-by-step: how the application flows

1. Buy and register the property

Nothing starts until the property is in your name at DLD: a title deed for a ready unit, an Oqood for off-plan. Check the registered value matches what you expect, because that number drives the whole application.

2. Get the DLD valuation letter

Apply to DLD for a valuation or property evaluation letter. Fees apply. If the valuation comes in below the threshold, the application stops here, so do this before you spend money on medicals and translations.

3. Submit the Golden Visa nomination

Property-based applications in Dubai have been handled through DLD's own channel, which passes the file to GDRFA. You can apply yourself or through a typing centre or law firm. Fees vary by stage.

4. Entry permit and status change

If you are outside the UAE, an entry permit is issued first. An existing residence visa is cancelled or amended so the new one can be stamped. Do not let it lapse while this happens.

5. Medical fitness test

A medical test at an approved centre is required for the residency stamp. Results typically take a few working days.

6. Emirates ID

Biometrics are captured and the Emirates ID application is linked to the visa. The card usually arrives after the visa is issued.

7. Sponsor your family

Once your visa is active, you can sponsor your spouse and children, and in some cases parents and domestic staff. Each dependant goes through the medical and Emirates ID steps as applicable.

Typical timeline

From a complete file to visa issuance, applicants typically report a few weeks; the valuation letter and document attestation are the usual slow points. Treat any day count you read online as.

What happens if you sell the property

The visa is tied to the qualifying asset. If you sell and no longer hold property above the threshold, the visa is cancelled or not renewed. In practice the order is fixed: the visa linked to the property is cancelled first, and only then can the sale be registered. Some holders sell one unit and buy another without a gap; others move to a different Golden Visa category. If you plan to exit in a few years, decide in advance how you will handle this, and ask GDRFA about the consequence for you and your dependants before you sign a sale agreement.

Common mistakes

Golden Visa or the 2-year property residency route

There is a second route. Property owners can apply for a renewable two-year residence visa. Under the current rules there is no minimum property value for a sole owner; where a property has more than one owner, each owner's share must be worth at least AED 400,000. The property usually needs to be completed, and mortgaged units have required a minimum paid-in amount.

The 2-year route suits budgets below the Golden Visa threshold. The Golden Visa suits those who want longer certainty and fewer renewals.

How Nasama fits in

We handle the property side: units that register at or above the value you need, developer and payment plan checks, and the full cost including DLD fees, agency fees, mortgage costs and service charges before you commit. If a deal does not clear the threshold, we say so. For the filing itself we point you to DLD, GDRFA or a licensed typing centre.

Frequently asked questions

Does off-plan property qualify for the Dubai Golden Visa?

It can. Applications have been accepted with an Oqood and proof of the amount paid, subject to the developer and project being approved. Conditions have changed over time, so confirm the current position with the Dubai Land Department before you book.

Can I get the Golden Visa if my property has a mortgage?

Mortgaged property has qualified where the amount paid meets the rule in force and the bank issues a no-objection letter. Check the paid-in requirement with DLD before you finalise your loan structure.

Can my spouse and I combine ownership to reach AED 2 million?

Spouses who hold a property jointly have been allowed to combine their shares to reach the AED 2 million threshold, usually with an attested marriage certificate. Joint owners who are not married have been treated differently. Ask DLD before you buy.

Do I lose the Golden Visa if I sell the property?

The visa is based on holding qualifying property. If you sell and do not replace it, the visa is cancelled or refused at renewal, and the visa must be cancelled before the sale can go through. Check with GDRFA before you sign a sale agreement.

Do I need to live in the UAE to keep the Golden Visa?

The Golden Visa has not carried the six-month stay rule that applies to standard residence visas. Renewal depends on still meeting the property condition. Confirm with ICP or GDRFA.
