Residency Through Property: The 2026 Visa Rules Explained
For many buyers, a Dubai property is not only an investment but also a way to live in the UAE. In 2026 the rules for the two-year property investor visa changed, making residency through property accessible to many more people. Here is how the main routes work today.
The 2-year property investor visa
Until recently, this visa required a property worth at least AED 750,000. Under the rules introduced in 2026:
- Sole owners: there is no minimum price, as long as you own a completed property in Dubai on your own and it is registered with a title deed.
- Joint owners: each owner's share must be worth at least AED 400,000. A property bought by two people therefore needs to be worth at least AED 800,000 for both to qualify.
- Off-plan: an off-plan home qualifies once it has been handed over and the title deed has been issued, not before.
- Mortgaged homes: these can qualify, but the bank's consent and a minimum amount already paid are usually required.
The visa is renewable as long as you keep the property, and it allows you to sponsor close family members.
The 10-year Golden Visa
For property worth AED 2 million or more, in one property or several, investors can apply for the 10-year Golden Visa. It offers longer stability, more flexible family sponsorship and no requirement to visit the UAE every six months to keep it valid. Off-plan and mortgaged properties can qualify under conditions set by the authorities.
What this means for buyers
- Smaller budgets now count. A studio or one-bedroom apartment owned outright can open the door to residency.
- Ready beats off-plan for speed. If residency is your main goal, a ready home lets you apply right after transfer.
- Plan joint purchases carefully. Check that each owner's share meets the threshold before you sign.
- Think about the whole family. The visa route you choose affects who you can sponsor and for how long.
Common mistakes to avoid
We regularly meet buyers who assumed an off-plan home would give them a visa straight away, or who bought jointly without checking each share. Others chose a cheaper unit that suits the visa rules but is hard to rent. Residency is a great reason to buy, but the property should still make sense as a home or an investment on its own.
Practical steps
After the transfer, applications are handled through the Dubai Land Department's services, followed by the usual medical test and Emirates ID. Fees for the two-year visa are around AED 10,000 including the main steps, and change from time to time.
