Dubai Rental Yield by Area: How to Compare

Short answer: Rental yield is annual rent divided by the total cost of buying, as a percentage. Gross yield uses the headline rent. Net yield subtracts service charges, vacancy, letting fees, maintenance and landlord-paid bills. To compare Dubai areas fairly, run the same net calculation for each and read it alongside capital growth, tenant demand and new supply.
Most articles on Dubai rental yield by area hand you a table of percentages and ask you to trust it. This guide shows the method instead, so you can calculate the yield for any unit in any community from live listings. At Nasama Properties we work out every cost before a client commits. Here is how we do it.
Gross yield vs net yield: the two formulas
Gross rental yield formula
Gross yield = annual rent ÷ purchase price × 100.
It is what most portals and agents quote. It also flatters every area, because it ignores everything you pay to keep the unit let.
Net rental yield Dubai investors should use
Net yield = (annual rent − annual running costs) ÷ total acquisition cost × 100.
The top line drops to what you keep. The bottom line rises to what you actually paid, including transfer fees, purchase commission, mortgage fees and furnishing.
A worked example (illustrative numbers only)
Round figures, not a real unit; the fees are placeholders.
- Purchase price: AED 1,000,000
- Buying costs (transfer, agency, registration, valuation): AED 60,000
- Total acquisition cost: AED 1,060,000
- Headline annual rent: AED 70,000
Gross yield = 70,000 ÷ 1,000,000 = 7.0%.
Deductions for one year:
- Service charges: 800 sq ft × AED 15 per sq ft = AED 12,000
- Vacancy: 3 weeks of 52, roughly AED 4,000
- Agency letting fee: AED 3,500
- Maintenance allowance: AED 3,000
- Net rent kept: AED 47,500
Net yield = 47,500 ÷ 1,060,000 = 4.5%.
The gap between 7.0% and 4.5% is the point. Two areas with the same gross yield can have very different net yields, because service charges, voids and churn vary by community and by tower.
What to subtract from the rent
Work through this list for every unit. Skip one and the comparison is skewed.
Service charges per sq ft
Set per building and billed on the unit's area. Multiply the current rate by the sq ft on the title deed. Towers with pools, gyms and concierge cost more than older low-rise buildings.
Vacancy weeks
No unit is let 52 weeks a year. Allow for the gap between tenants, longer where new supply is heavy. Use weeks, not a vague percentage, so the assumption is visible.
Agency letting fee
The tenant has traditionally paid the agency fee on a Dubai rental, but practice varies, and landlords sometimes pay to fill a unit faster. Add a line and mark who pays.
Maintenance
Budget something every year even in a new building. AC servicing, water heaters, appliances and repainting land on the landlord.
DEWA and chiller, if landlord-paid
In most leases the tenant pays DEWA and cooling. Some buildings bundle cooling into the service charge, and some furnished lets include bills. Deduct whatever sits with you.
Mortgage interest, if financed
If you borrow, the interest portion of your repayments is a real cost against the rent. Run the numbers with our mortgage calculator and compare net rent against annual interest. Capital repayments build equity, so treat them separately.
Why affordable areas show higher gross yields, and why that is not the whole story
Communities such as JVC, Arjan, Al Furjan and Dubai South usually show higher gross yields than Downtown, Dubai Hills or Dubai Creek Harbour. The reason is arithmetic: rents differ less between affordable and prime areas than purchase prices do, so the ratio favours the cheaper entry point.
That is a real advantage for an income-first buyer, but four factors change the result over a long hold.
Capital growth
Yield is half of total return. Price growth is the other half, and prime communities can reward patience with appreciation a high-yield unit never matches. See our guide to rental yield versus capital growth.
Tenant turnover
Cheaper units often attract shorter tenancies: more void weeks, more letting fees, more wear. A family who stays four years costs far less in churn than a studio that turns over yearly.
Build quality
Lower service charges can mean lower upkeep. A building that looks tired after five years attracts weaker tenants and lower rents.
Supply pipeline
Many towers handing over in the same two years can soften rents. Check active project counts on each area guide before assuming today's rent holds. Our 2026 piece on softening rents covers how landlords should respond.
How rent cheques affect your cash flow
Annual rent in Dubai is commonly paid in a small number of post-dated cheques, negotiated between landlord and tenant. Fewer cheques mean more cash upfront and less collection risk; more cheques widen the tenant pool. The tenancy contract must be registered through Ejari to be enforceable.
The cheque count changes timing, not the annual total, so yield is unaffected. Cash flow is: paying a mortgage monthly while receiving rent quarterly needs a month-by-month view before you buy.
How to read listing data for yield
Listings show asking prices and rents, not achieved ones. Use them carefully.
- Match like with like. Same building or cluster, same bedroom count, similar size and view.
- Use ranges, not single listings. Take the middle of the rent range. One optimistic landlord does not set the market.
- Check listing age. A unit still advertised after months is overpriced.
- Separate furnished from unfurnished, and note what the rent includes. Chiller-free units are worth more to a tenant.

Comparison checklist
Run every shortlisted area through the same questions.
- Realistic rent for this exact unit type, from the middle of the range?
- Service charge per sq ft, and what it includes?
- Weeks of vacancy that are realistic given demand and new supply?
- Who pays the letting fee, and how often?
- Projects under construction nearby, and when they hand over?
- If financed, does net rent cover the annual interest?
- Who buys here on resale, and how liquid is the exit?

Using our area guides to compare nine communities
Each Nasama area guide pulls live data from our listings: active project counts, starting prices and current rent ranges. That gives you both lines of the formula. Open them from the Dubai areas hub.
- Jumeirah Village Circle: dense mid-market supply, strong demand, service charges that vary tower by tower. Our office is here.
- Business Bay: central, mixed-use, wide spread between older and newer stock.
- Dubai South: lower entry prices, large pipeline. Model vacancy carefully.
- Dubai Hills Estate: family-led, longer tenancies, higher entry price, lower churn.
- Al Furjan: metro-connected, apartments and townhouses, families and professionals.
- Arjan: affordable apartments, growing pipeline, value-driven demand.
- Jumeirah Lake Towers: established stock, professional tenants, charges differ by cluster age.
- Downtown Dubai: the prime benchmark. Lower gross yield, deep resale market.
- Dubai Creek Harbour: newer waterfront master plan, premium pricing, pipeline still handing over.

Frequently asked questions
What is a good rental yield in Dubai?
There is no single answer; it depends on the area, the unit type and whether you quote gross or net. The useful question is whether the net yield on a specific unit covers your costs and compares well with similar units nearby. Calculate it rather than relying on a quoted average.
What is the difference between gross and net rental yield?
Gross yield divides the headline annual rent by the purchase price. Net yield subtracts service charges, vacancy, letting fees, maintenance and landlord-paid bills, and divides by the full acquisition cost including fees. Net yield is lower and more accurate.
Why do cheaper Dubai areas show higher yields?
Rents in affordable and prime communities differ less than purchase prices do, so the rent-to-price ratio favours lower-priced areas. This is real income, but weigh it against capital growth, tenant turnover, build quality and new supply.
How do rent cheques change the calculation?
The number of cheques does not change the annual rent, so it does not change the yield. It does change cash flow, because fewer cheques mean more money upfront. If you have a monthly mortgage, map rent receipts against repayments before you commit.
