Choosing an Area: JVC, Dubai South, Business Bay and Dubai Hills Compared
The area you choose decides more about your return than almost anything else: the rent you can charge, how easily you can resell and how much competition you face. Here is how four of the most asked-about communities compare, using the projects and homes on our own lists in October 2026.
Jumeirah Village Circle (JVC)
JVC is Dubai's busiest mid-market community: central, well connected by road and full of restaurants, schools and parks. We currently list 18 off-plan projects there, starting from about AED 628,000, with a typical down payment of 10% and handovers from 2026 to 2029. It is also a strong rental area: our rental listings there start from about AED 38,000 a year.
Watch out for: the amount of new supply. Choose buildings with good developers, layouts and management, because tenants in JVC have plenty of alternatives.
Dubai South
Dubai South, next to Al Maktoum International Airport and the Expo City district, has been the most active residential area in the city for months. We list 15 projects from about AED 460,000, with handovers in 2027 and 2028. It offers some of the lowest entry prices for new homes and long-term growth tied to the airport's expansion.
Watch out for: timing. Much of the area is still being built, so rental demand will grow over several years rather than immediately.
Business Bay
Business Bay sits beside Downtown, on the canal, with offices, hotels and high-rise apartments. Prices are higher: our projects there start from about AED 975,000, and the typical project is around AED 2.7 million. It suits buyers who want a central address, strong short-term rental demand and a more established market.
Watch out for: service charges and traffic. Check both before you buy.
Dubai Hills Estate
Dubai Hills is a master-planned community around a golf course and a large park, popular with families. Entry prices are higher, with our projects starting from about AED 1.6 million and handovers in 2028 and 2029. It has a reputation for holding value well, supported by schools, the mall and a limited amount of land.
Watch out for: the price premium. You pay for quality and stability, so the rental yield is usually lower than in JVC.
Beyond these four
Many good buys sit just outside the best-known names. Arjan and Al Furjan offer projects from around AED 630,000 with family-friendly layouts, Meydan suits buyers looking for newer, larger homes close to Downtown, and Dubai Land has some of the widest choice of new launches. The right area is the one that matches your budget, your tenant or your family, not the one with the loudest advertising.
Which is right for you?
- Highest rental yield on a moderate budget: JVC, chosen building by building.
- Lowest entry price and a long horizon: Dubai South.
- Central living and short-term rentals: Business Bay.
- Family home and steady value: Dubai Hills.
Prices change every week. Our area guides are updated hourly, and we are happy to compare specific buildings for you.
