Dubai Property in October 2026: The Numbers Behind the Headlines

October closed with about AED 34 billion of property sales in Dubai across roughly 11,600 sales, and the ten-month total reached AED 625 billion of registered transactions. The market is busy, but it is clearly running below the record pace of 2025. Here is how we read the month.
The headline figures
- October sales: around AED 34.1 billion through about 11,610 sales. Adding mortgages and other registrations, October's total was above AED 52 billion across roughly 17,150 transactions.
- January to October: AED 625 billion in 181,866 transactions, of which AED 412 billion were sales. That is about 68% of the AED 919 billion recorded in all of 2025.
- Weekly rhythm: the week of 12 to 16 October brought AED 13.5 billion of transactions, including 2,676 sales worth AED 8.6 billion and AED 3.7 billion of mortgages. The last week of the month was AED 12.3 billion.
- Busiest areas: Business Bay, Airport City and Al Yalayis 1 led the month by activity.
Fewer deals, bigger tickets
One pattern stands out in the weekly data: the number of sales fell while the value rose. In mid October the average sale climbed to about AED 3.2 million from about AED 2.6 million the week before. The top end is doing the lifting. The third quarter saw 669 transactions above AED 10 million, and single deals such as a AED 53.7 million apartment at W Residences on Palm Jumeirah and a AED 20.9 million apartment at Bugatti Residences in Business Bay show where the money is concentrating.
At the same time, ready homes are gaining share. Ready apartment sales rose about 16% in value in the third quarter, with transaction numbers up about 22%. Buyers who hesitated on off-plan launches are instead choosing completed units they can see, rent out or move into straight away.
Why 2026 is slower than 2025
2025 was an extraordinary year, driven by a wave of off-plan launches. This year developers have brought far fewer projects to market, so the off-plan share of sales has fallen and the total value with it. Mortgage costs are also higher after the Central Bank raised its base rate to 3.90% in September, which matters most for mid-market buyers. None of this is a collapse: AED 625 billion in ten months would have been a record year as recently as 2023.
What it means if you are buying now
- Ready property is where the competition is. Good completed units in established communities are selling quickly. Be ready with financing before you view.
- Off-plan buyers have more negotiating power. With fewer launches and slower take-up, developers are more flexible on payment plans and fees than they were a year ago. Ask.
- Look at the price per square foot, not the headline. Big luxury deals pull averages up. In mid-market areas such as JVC (around AED 1,400 per sq ft) and Business Bay (around AED 2,150) prices have been broadly stable this quarter.
- Think in years, not weeks. Weekly totals swing by billions. A buyer's decision should rest on the unit, the community and the plan to hold it, not on one week's chart.
Our view
October confirms a market that has shifted from a launch-driven sprint to a steadier, end-user and investor driven pace. For our clients that is good news: more choice, more time to decide and more room to negotiate, while population growth keeps the long-term demand picture intact. Our ready properties and off-plan finder are updated from our CRM several times a day, so the prices you see reflect this market, not last year's.
